The Goulburn Valley farming property known as “Allans” at 766 Palmer Road Kyabram is to be auctioned by Rodwells Ruralco Property on Friday 28 September on site bringing an end to five generations of ownership by members of the Allan family.
The property at 766 Palmers Road with a land area of 110 hectares (or 272 acres) is only seven minutes west of Kyabram township and for many decades was operated successfully as a family dairy farm.
When the local Murray Goulburn factory closed some time ago the family ceased dairying and in recent years have grazed their own cattle on the holding as well as agisted livestock owned by other local farmers.
The property has access to two Goulburn Murray Water channels so the purchaser could access these with temporary or permanent water allocations.
The property has highly productive pastures with the majority of the holding having been laser levelled for flood irrigation with two recycling dams included in the new paddock layout.
On the property is an older style four bedroom, two bathroom timber homestead currently lived in by a younger generation of the Allan family.
Considerable farm infrastructure remains including the decommissioned twelve aside double up dairy together with hay sheds, a workshop, machinery shed and cattle yards.
Pat Allan the matriarch of the family says that she has owned the property for the last sixty four years.
She says the family holding is a corner block measuring in the old terms “a mile by half a mile” while it is bounded on all four sides by road frontages with Palmers Road at the front at McEwen Road at the rear.
The property is held in four titles as her great grandfather traditionally added purchases of any neighbouring blocks that came on to the market.
One of these was a former small block that housed the long closed Wyuna South school where the building was removed and the title consolidated.
Another connection is that an earlier John Allan (1866-1936) was the twentieth Premier of Victoria serving for two and a half years from March 1924 and as a local activist in the Country Party he played a formative role in the VFU and was also prominent in local government and most aspects of the Kyabram and district community.
Pat says she can remember the many constituents who came to the property to raise their issues with the Premier when he was at home.
Rodwells Ruralco Property Echuca based branch manager Andrew Miller is marketing the property and he says it is for definite sale at an expected price range that reflects district broadacre farming values.
“I am anticipating an auction result in the $700,000 range.
“What is being presented is to some extent a blank canvas as the purchaser could create a farming operation that suits their own objectives, or for a local land owner it is a great opportunity to acquire a productive holding with its channel access and a lot of potential that historically has never been out of the Allan name.
“With Kyabram only minutes away and Echuca about twenty minutes distant the proximity to all support services and strong, active communities is exceptional.
“it is not often that a property with the characteristics of “Allans” at 766 Palmer Road Kyabram comes on to the market as a genuine family realisation”.
