Windana an important multi-titled beef breeding and finishing farm property at Glen Alvie in the Bass Coast Shire has been sold on behalf of vendors Jim and Marie Wilson by Expressions of Interest by the Leongatha office of Rodwells Ruralco Property.

The holding known as 485 Glen Alvie Road has a total area of 135.1 hectares, or 334 acres, held in four titles and the Expressions of Interest campaign attracted eleven offers after twenty four inspections were made.

The successful purchasers are Andrew and Kerry-Fraser Perry of Kongwak to expand their successful dairy enterprise.

Selling agents Rodwell Ruralco Property at Leongatha say the sale result is indicative of the interest in high production value rural holdings in the local area.

Rodwells Ruralco Property’s selling agent Damien Minogue notes that the property has been held in the Wilson family name for almost sixty years and was on offer to enable the vendors to retire.

“Although operated successfully as a high production dairy farm Jim Wilson elected in 2006 to convert to a beef cattle breeding and finishing operation and in the process was able to acquire the next-door farm property which is contiguous save for an unused road reserve”.

Damien notes that the Windana holding was offered as a whole or as four separate lots and is a standout elevated property of the local district.

The separate titles include the home block of 2.1 hectares or five acres includes the principal three bedroom brick family homestead built in the 1960s and established in a good garden environment offers comfortable living.

The adjacent Lot 2 of forty hectares or 102.5 acres includes a timber cottage which has been occupied by the same tenant since 1991.

The remaining parcels are the pastured Lot 3 of 16 hectares or40 acres and the larger pasture section defined as Lot 4 of 75 hectares or 186 acres.

Selling agent Damien Minogue says that all the infrastructure for a cattle grazing and fattening operation is in place with the internal paddock subdivision around a laneway access system with a good set of cattle yards and several shedding options for hay, machinery and storage.

Water is another strong feature with the numerous paddock dams all recently cleaned out using an excavator while the property has a double frontage to a reliable seasonal creek.

“Jim Wilson always maintained a strong fertilizer program during his dairy farming days and has continued it with the conversion to cattle grazing and fattening more recently”.

The disused dairy building also remains on the holding.

Mr Minogue says that a key feature is accessibility with the strong Wonthaggi township only thirteen kilometres distant and there is a daily school bus stop at the gate with major district towns like Leongatha and Inverloch are also within easy reach.

“The purchasers operate a successful dairyfarming business and judged Windana to represent an ideal expansion option for them.

“The number of inspections and the number of EOI offers received are indicative of the strong demand currently for highly productive rural holdings of scale in the south Gippsland area.

“Windana offered plenty of further scope for improvements and development and I valued it at circa $6,000 to $7,000 per acre as a whole and this was reflected in the successful sale” Damien Minogue added.
