A rural property in Victoria’s north east that has been held in local ownership for over 50 years is listed for auction on Friday 28 July at 11 am as an estate realisation.
Ruralco Property and their Wodonga agent Peter Ruaro are handling the auction of what is judged as a stunning lifestyle and cattle grazing property with future subdivision potential.
The property known as 181 Felltimber Creek Road at Barnawartha North is only fifteen minutes east of the Hume Freeway and similarly only fifteen minutes south from Wodonga, or perhaps 25 minutes to the south of Albury.
The property has an area of 221.3 hectares, or 553 acres, and is an elevated grazing block with areas of native timber retained on the higher country and has a rolling landform with many creeks and seasonal drainage lines.
A rock waterfall on one of the reliable streams is a feature of the higher country while many gully catchment dams provide a reliable stock water supply.
The property, within the Wodonga City Council area, could be potentially suited to subdivision into 40 hectare or 100-acre lifestyle allotments, for which there is an ever-present demand for these types of lifestyle opportunities that are within easy reach of the Albury-Wodonga conurbation.
Ruralco Property’s selling agent Peter Ruaro notes that no subdivision plan is provided and it will be up to the purchaser, to progress the future development plan of the property and to secure the appropriate consents.
“With numerous attractive potential home sites available throughout this holding and many viewpoints to the surrounding area, such a plan could be created to capitalise on the attractive landforms”.
There are several building improvements on the property including the currently tenanted three- bedroom transportable home with services available.
There is also a large Colorbond lockable farm building with a high clearance designed as a machinery or hay shed.
Also on the property is an aircraft landing area or airstrip that has been unused for some years and previously served the aerial application of superphosphate.
Peter Ruaro adds that with some rehabilitation this could suit a fly in-flyout owner from the city, interstate or regional areas.
Mr Ruaro adds “this property is also within easy reach of the recently opened Northern Victoria Livestock Exchange (NVLX) at Barnawartha that is already handling the largest volume of cattle sales in Victoria.
Also, not far distant is the LOGIC logistics hub adjacent to the Hume Freeway, a 567-hectare transport interchange with multiple transport and distribution businesses in place, a TAFE campus and extensive further development potential.
“With a lot of interest expected in this holding I am expecting serious auction offers will begin at $800,000” Peter Ruaro advises.
