Rodwells And Ruralco Property’s Alexandra agent Nik Patek has negotiated the private sale of the Bonnie Brae property on the Goulburn River at Molesworth about midway between Yea and Alexandra.

The property at 150-152 Molesworth-Dropmore Road with an area of 141 hectares (or 349 acres) is located barely one kilometre off the Goulburn Valley Highway just north of the village of Molesworth which it overlooks.

“The purchaser is a City business man with other local district farm and property interests

“Our marketing attracted a lot of interest and the sale was completed very quickly at the $2.2 million price” Mr Patek says

The property name Bonnie Brae reflects the original Scottish antecedents of the vendors the Williamson family who first bought the majority of the holding about 1900, so the sale will conclude over a century of their ownership and productive family farming activities.

The property has a double frontage to the Molesworth- Dropmore Road comprising on the south side about half the holding is highly productive Goulburn River flats and there is more than a kilometre of direct river frontage.

There is also a 15 megalitre high security water right and a further 18.4 megalitre low reliability water right attached.

There are also two bores on the property including one at the homestead able to be commissioned.

There are also at least three major billabongs on the flats together with an impressive blend of vegetation including majestic red gum trees and wildlife.

Until the mid-1980s the Williamson family used the water resources in support of an irrigated dairy farm venture but more recently the highly productive flats have been used to run 100 beef cows and their calves and for annual hay and fodder production.

While new pumping infrastructure will be required to utilise the water rights for irrigation they are of considerable value while further pasture improvement would have the scope to substantially increase the productivity.

There are also numerous paddock dams, a number spring fed, while a seasonal part of the Home Creek also flows through the holding.

The northern portion of the Bonnie Brae property comprises hill country where the vendors typically run 400 to 500 head of sheep.

Bonnie Brae is held in three titles with a subdivision into twenty-eight paddocks and a central laneway system.

Two homes are on one title and include a three-bedroom timber farmhouse that is located on a higher part of the holding being set in an established garden and offers all the services for comfortable family living.

A second three-bedroom home with ensuite bathroom and additional facilities forms the Bonnie Brae Farm Stay which attracts good bookings and regular rental income in a location where there are really no other home-stay accommodation options.

Included in the sale are numerous farm buildings including cattle and sheep yards, a shearing shed, workshop and machinery storage with two hay sheds.

Ruralco Property’s agent Nik Patek said a key feature of the sale was that it offered the chance to secure Goulburn River flats and attractive rising country in a location where these opportunities are never offered.

“Virtually All the surrounding farm area is held under multi-generational family ownership with a couple of corporate holdings built up in recent times.

“With the combination of valuable river flats and water rights and the rising country north of the road there are numerous building sites that can be accessed to construct a striking new homestead commanding impressive views.

“By any measure the land and vegetation resources have been conservatively managed with regular fertilizer applications and soil improvement works undertaken.

“I consider the location with ease of access to two good established service towns plus with the suburbs of Melbourne within 60 to 90 minutes travel time I believe was recognised by prospective purchasers as they made the Bonnie Brae property a unique farm and lifestyle opportunity.”
